We will visit your home as needed. Weekly or every other week is recommended. We will not take responsibility for 1 visit per month as this defeats the purpose of stopping problems before they start. Cost can be per trip or a set amount for "weekly" inspections monthly - A Basic Detailed Checklist of items shown below is completed during each house watch visit displaying the condition of your property. An email is sent immediately with information about the inspection.
If there is a situation that needs immediate attention, first, we will secure the property so that there is no more damage done. You will be contacted immediately and photos will be sent. We will then discuss options to correct the problem.
Confirm that all doors, windows, & sliders are locked.
Leave a monitor to check on temperature & humidity - we recommend maximum temperature 78 and humidity -60.
Check for any sign of water damage, mold or mildew on accessible floors, ceilings, walls & closets.
Look for any evidence of pests, insects, or rodents.
Check electric panel for breakers tripped because of electric surges, lightning, etc.
Confirm that the main water valve is turned off before leaving the home. Check to make sure that the water tank is either unplugged or the breaker is tripped.
Check the refrigerator & freezer to make sure it is cooling, making sure the ice tray is empty and the ice maker is off.
Confirm that there are no unusual odors.
Visually check first floor home’s exterior from the ground such as doors, gutters, roof, pool, lanai & garage for signs of damage or vandalism.
Remove mail from mailbox and newspapers, flyers, packages, and phone books from the front door area.
Water will be turned on to run faucets to fill traps, run dishwasher thru short cycle (if available), run garbage disposal & flush & brush (if toilet brush is available) toilets. Check back of toilets and under sinks for leaks.
Monday - Friday 8:00 am to 5:59 pm (Call for rate outside of regular business hours.)
Includes turning on water, refrigerator/freezer, ice maker, & water heater. Confirm that all breakers are not tripped. Set thermostat to 77 & humidistat (if applicable) to “ON”. Turn on outside light if arrival after dark & light in home. Any other requests from homeowner such as staples/groceries for owner.
Turning off the main water valve, unplug or trip breaker for the water heater, set thermostat to 78, fan on auto cool & humidistat (if applicable) to 55. Empty ice tray and turn it off. Empty all wastebaskets, confirm all doors, windows, sliders are locked, turn all ceiling fans on low.

Walk-through inspection with renters before and/or after rental periods.
Pre-Storm Preparation Assistance & Post-Storm Inspections.
Waiting service for vendors for repair, delivery, installation, etc.
Grocery shopping – Running errands
Housekeeping duties include vacuuming, dusting, mopping, surface cleaning and kitchen and bathroom details, making sure all assigned areas of the home are clean, neat and tidy.

Handyman Services at a discounted rate for our customers at a rate of $55/hour with a minimum of 1 hour plus materials with free estimates/ consultations.
Handyman rate for non-home watch customers is $65/hour with same terms.
